The findings here are structural and they are heavy at slab and frame: beams left out, porch posts skew nailed instead of tied down, slab beams obstructed, truss chords cut. None of that is visible once lining goes on.

Slab and frame. Nearly every structural item recorded on Donnybrook jobs sits at one of those two, because that is where the load path is fixed and where nothing can be revisited.
Our inspectors work visually and by hand. Electrical work is not energised or tested, plumbing is not pressure tested, nothing is opened up destructively, no engineering is certified and no soil is sampled. Those belong to the licensed trades, the engineer and the building surveyor.
